Chairman Seville read a resolution approving a revision to the final plat for Lot 1A of Orchard Road subdivision (agenda item 25‑0559); staff described the project as a 320‑unit residential gated community with sixteen two‑story apartment buildings, a clubhouse and five detached garage buildings. Each residential building is planned for 20 units, with eight of those units configured with attached garages, staff said. The preliminary plan had been approved in December and the current action was a final plat revision.
A separate resolution (25‑0560) was listed approving a final plan for multifamily use at 1444 North Orchard Road; the committee marked that item as information only. Councilmembers also reviewed resolution 25‑0579, a final plan revision for 1125 Aurora Avenue in the First Ward that modifies a previously imposed sidewalk condition; staff said the Illinois Department of Transportation required costly public improvements for a sidewalk at the corner near a gas station/food mart, so the project will pay a fee‑in‑lieu to allow later improvements at the intersection.
Chairman Seville said the items will move forward on the consent agenda where appropriate and he flagged the Aurora Avenue project for the First Ward alderman’s attention because it affects the previously discussed sidewalk commitment.
