Planning staff reported that the 2,690‑square‑foot restaurant will include a drive‑thru and a 56‑space parking lot with ADA‑accessible spaces. Access will be from Highway 64 via an existing driveway within the Wolf Run Plaza shopping center. Director Taylor said staff recommended approval with the conditions listed in the staff report; the applicant agreed to staff's conditions.
Justin Crabill, the applicant's representative with Atwell, LLC, said the building is set forward slightly closer to Highway 64 than an adjacent Arby's but complies with the front‑yard setback. When asked about timing, Crabill said, “If everything lines up perfectly on the schedule, we would wanna start construction in February and open in September.”
The commission voted to approve the site plan; roll call recorded unanimous affirmative votes for the item. The approved site plan allows the applicant to proceed to design‑development and permitting steps, including any Development Review Committee requirements and permit plan preparation, subject to the staff conditions recorded in the staff report.
What happens next: the applicant will move toward permit plan preparation and contractor pricing, then construction if permits and schedules proceed as anticipated.
