The City of Clermont Code Enforcement Board ordered Fairfield Homes Inc. to correct multiple maintenance defects at 99 Sunnyside Drive and set a compliance deadline of June 1, 2025.
Staff recounted a long record of complaints from a tenant, multiple HUD inspections with overlapping findings, and onsite inspections that documented water‑damaged hallway finishes, an unstable masonry block wall, a front door that leaves a gap creating pest and water entry points, an improperly installed water‑heater relief discharge, and electrical sheathing that does not fully cover wiring. Staff said notices were posted and mailed and the property remained noncompliant.
The board found the respondent in violation and ordered corrective action by June 1, 2025; if the respondent does not comply, a $250 daily fine will be imposed for each day the property remains in violation after that date. The board advised the respondent to coordinate with staff to arrange reinspection and noted HUD had previously documented violations at the property.
