Board orders repair work at Edgewood Drive rental, sets July 14 compliance date and $250 daily fine after May 19

The City of Clermont Code Enforcement Board found that the property at 240 Edgewood Drive, owned by Quan Hang and Xin Wang, did not meet property‑maintenance standards and ordered corrections by July 14, 2025.

Joshua Cortez presented a lengthy list of alleged deficiencies at the unit, including missing balcony guard pickets, unsecured sliding doors, gaps that invite pests and water intrusion, fractured receptacle faceplates, exposed wiring in the garage, nonfunctional bathroom exhaust and toilets, missing smoke detectors outside bedrooms, and an improperly trapped sink drain. Cortez told the board the property was not in compliance at the time of inspection and recommended a fine of $2.50 per day beginning May 19, 2025; the board increased the fine to $250 per day for violations continuing after May 19, 2025 and set the compliance date as July 14, 2025.

Board members questioned whether the house should be declared uninhabitable. Staff and the building official reviewed the violations and determined that while numerous maintenance issues exist, the structure did not meet the criteria for an immediate unsafe‑structure vacate order. The board ordered the property owner to contact code enforcement for a reinspection and to complete the remedial actions identified in the notice by July 14, 2025 or face daily fines thereafter.
