The Oak Creek Plan Commission approved amended site and architectural plans for a proposed multi‑tenant speculative industrial building on South Ridgeview Drive, allowing several design changes the developer said are needed to accommodate potential tenants.
Staff summarized the approved February 2025 design and the proposed amendments: relocation of one dumpster and related enclosure; addition of two state‑required emergency doors on the north façade; relocation and addition of drive‑in doors; and an increase in loading docks from 28 to 39. The applicant’s attorney, Brian Randall, said many changes were functional to secure tenants and that the overall building massing and architectural character remain the same.
Commissioners asked whether the changes would create additional wetland impacts. Staff and the applicant confirmed there are no new wetlands impacts from the revisions; prior DNR and Army Corps reviews had permitted limited impacts earlier. A resident raised concerns about potential night‑time truck activity near an existing neighborhood; the applicant said current tenant plans do not use spotter trucks and that similar facilities had not used spotter operations at their existing site.
The commission approved the amendments with conditions: all relevant code requirements remain in effect; transformers and mechanical equipment locations must be shown and appropriately screened; coordination and approval of stormwater improvements with the engineering department; and any additional permits required must be obtained before work begins. Commissioners indicated they will continue to monitor noise and circulation issues through site plan and permit reviews.
