Henry Mestetzky, the city’s redevelopment director, briefed the Common Council on construction progress across Carmel’s central core, highlighting multiple active projects and near‑term public improvements.
Mestetzky said both the northwest and northeast quadrants of Monon Square North are under active construction and that the engineering department is leading an expansion of the Monon trail. He reported that Magnolia is continuing construction on stack flats and that Civic Square Condos has presold seven of 25 units. Republic is advancing work on a new headquarters and Presidium 2 is building first‑floor retail.
Mestetzky said one Lemon South Range Line townhomes is finishing and that ICON is making “lots of progress,” with a public plaza expected mid‑next year. He also noted work at the AT&T site and rapid progress on the Ardalan Plaza building. On public art and streetscape, Mestetzky called attention to the "Taking Flight" installation at a roundabout, where the redevelopment commission and engineering department installed a site wall and streets will add landscaping in the coming months.
Why it matters: Several projects will change downtown parking, pedestrian access and streetscape over the next year and a half. Mestetzky invited council questions and said staff will return with additional project specifics as needed.
Questions and next steps: Councilors asked about parking impacts from 1933 and the design center; Mestetzky said he had not heard complaints and clarified the surface lot is controlled by the design center while the underground garage has timed public spaces.
