The Reynoldsburg Planning and Zoning Board on June 5 approved a set of exterior modifications for properties owned by Main Street Flats LLC on East Main Street, including replacement of residential doors and windows and new exterior paint.
Staff presented three related certificate of appropriateness applications (20250195, 20250197 and 20250236) covering two addresses. Staff recommended approval for each application under the Old Reynoldsburg design guidelines (section 11-3-11(I)) and the zoning review criteria (section 11-9-19).
Michael Jarrell, who spoke at the podium and gave an address of 4640 Grama Road, told the board he had no substantive changes to add and apologized for submitting separate applications. “It’s my first one, so I should have submitted them together. So sorry about that,” Jarrell said.
Under the approvals, the applicant will replace doors and windows in the rear residential units and will not alter storefront sections. Application 20250195 covers 7382 East Main Street and proposes to replace 10 existing doors (not including the storefront) with flush steel doors and replace 20 residential windows with white vinyl windows to fit existing openings. Application 20250197 at the same address approves painting the doors Sherwin-Williams SW 9684 (Azure Tide) and painting exterior walls and trim Sherwin-Williams SW 7637 (Oyster White); painting will not include the storefront. Application 20250236 covers 7374 East Main Street and proposes replacing eight flush-steel custom doors and 16 residential windows with white vinyl windows, plus the same paint scheme for doors and exterior vertical surfaces; painting will not include storefront sections.
A board member noted a fire-department stipulation that unit identification (letters or numbers) be posted on or near the doors so units can be located; the applicant said unit identification would be posted on the doors. After brief questions about window placement and openings, the board approved each certificate of appropriateness by unanimous vote.
The board did not receive public comment on these items. The approvals allow the owner to proceed with the specified exterior replacements and painting under the conditions discussed.
