Matthew Inger, attorney with Brown & Altman, appeared for Bola EM Realty LLC to request a second renewal of previously granted sign variances for the gas station and convenience store at 1200 Route 109 in Lindenhurst.
Inger read into the record planning and environmental‑control memos and told the board the applicant sought renewal of variances originally granted Jan. 11, 2018 and renewed June 9, 2022. The variances cover three wall signs on the north elevation, two ground identification signs (one facing New Highway and one on Route 109), increased sign heights, reduced front‑yard setbacks for ground signs, an expanded price‑panel area (32 sq ft where 12 sq ft is permitted) and multiple sign panels per pole.
Board member Corquitas said she had driven by and that "everything looks good." The applicant confirmed no changes had been made to the signs since the 2022 review and submitted proof of public notice and photographs. The board voted to approve the renewal for a period of five years.
