Attorney Nicole Blanda presented two related applications (25‑115A and 25‑115B) proposing a reconfiguration of two tax lots at the southeast corner of Williams Avenue and Campbell Street in Amityville to create two new single‑family lots.
Blanda said the overall parcel has frontage of 105 feet on Williams and 125 feet on Campbell with a total lot area of 13,055 square feet. Proposed Lot 1 would preserve an existing dwelling but require variances including a reduced Campbell frontage from 80 feet to 62.5 feet, reduced lot area from 10,000 to 6,799 square feet and rear‑yard relief to 13 feet at the closest point. Proposed Lot 2 would have frontage on Campbell and seek variances for width at street (80 to 62.5 feet) and lot area (10,000 to 6,256 square feet); the new lot would accommodate a two‑story, four‑bedroom house with an internal garage.
Board member Parati asked about Lot 2’s basement because the Department of Environmental Control (DEC) had raised flooding concerns. Blanda said the lot had an unfinished full cellar and that groundwater was at about 10 feet; the applicant said the cellar contains a boiler and a water heater and that the applicant could consider a 7‑foot basement instead of an 8‑foot basement and would submit plans for review. The board kept the record open for plans, and the hearing was closed with decision reserved.
Why it matters: The proposal reconfigures tax lots and allows substantially smaller lot areas and narrower street widths than the code requires in parts of the neighborhood; groundwater/flooding concerns and cellar utilities prompted board questions and a request for additional plans.
The board closed public comment but left the record open for the applicant to submit basement plans and other documents before issuing a written decision.
