County to buy perpetual easement for Dakota Hill communications site to secure access, save lease payments

The Gilpin County Board of County Commissioners on June 24 authorized the county to purchase a perpetual easement from Bonanza Land LLC for the Dakota Hill communications site and to execute the related purchase and easement agreement.
County Manager Rears and staff said the Dakota Hill site is critical communications infrastructure located on U.S. Forest Service lands and that the county’s access easement had historically been structured as an annual lease. During due diligence the county negotiated a one‑time payment of $30,000 to acquire a permanent easement, which staff said will eliminate future annual lease payments (currently $3,500 a year) and remove the risk of losing access as lease renewals change with staffing or ownership.
Managers said the perpetual easement will also assist the county’s permitting work with the U.S. Forest Service. The county intends to present the purchase agreement for execution at an upcoming meeting; staff said the acquisition will be charged to the county’s land‑acquisition/reserve fund where adequate funds are available.
The board moved and adopted the resolution (25‑079) authorizing the purchase; the motion passed on a 3‑0 voice vote. Staff reported the formal purchase agreement was expected to return to the board for signature at the July 8 meeting.
