The Planning Commission approved the final plat for the Forest Street Town Home subdivision, a 25-lot project in the 1200 block of Forest Street adjacent to Park Apartments, staff said.
Staff told the commission the townhome lots meet townhouse standards in the zoning ordinance and that the revised plan includes dedication of Sew Avenue to the city as a public street to connect with an adjacent apartment complex. However, staff and engineering clarified that the subdivision’s internal street will remain private and will not be accepted for city maintenance; the developer must install underground utilities and secure water-utility approvals before final plat sign-off.
Why this matters: Final plat approval allows unit development to proceed, but the private status of the internal street places long-term maintenance responsibility with the developer or homeowners’ association. Staff said the water utility must sign off on required infrastructure before the final plat can be recorded.
Action and next steps: The commission moved and approved the staff recommendation by voice vote. Final plat recordation will follow the applicant’s submission of required utility sign-offs and installation of underground utilities.
Ending: With final plat approval, the developer may proceed with recording once the listed utility and construction conditions are satisfied.
