Sunbury zoning panel approves conditional use for auto body shop, backs remodel and lot split with conditions

Sunbury — City officials reported that the zoning commission met July 28 and approved several conditional uses and a lot split, the zoning report said and council members summarized at the July 30 council meeting.

The commission continued a public hearing on a conditional use to allow an automotive shop at 157 South Vernon Street, operated by Conan Cameron. The commission approved the conditional use with conditions that include installing pavers to solidify the parking area, limiting exterior parking to no more than 12 cars, screening the trash dumpster, planting several evergreen trees along the west property line adjacent to residential properties, and restricting hours of operation to 7 a.m. to 6 p.m.

According to the zoning summary reported to council, the commission and Cameron engaged in “good dialogue” about the operator’s plans, and the approval incorporated commitments by Cameron to the listed conditions.

The commission also approved a conditional use for a residential remodel on Rainbow Avenue in which a single‑story home will receive a second floor. Staff reported foundation failures on parts of the existing structure; the homeowner and neighbors provided several support letters, and the commission approved the conditional use unanimously.

Finally, the commission approved a lot split for the Newman Roofing property (north end near the Kinder Parkway extension) to allow the owner to market part of the property. Council received the zoning commission’s report for information; no council action on these items was recorded at the meeting.

Council members had no further questions about the zoning report during the meeting.
