The Town of Saint John Plan Commission on July 30 approved multiple subdivision and land-use items in a single meeting, taking actions that advance several projects to the town council or toward final-plat processing.
Shepherd primary plat: The commission approved the primary plat for a two-lot subdivision at 8877 Patterson Street (Shepherd property). The petitioner stated the property was removed from FEMA floodplain via a LOMA in December 2024, will use existing driveway access, will not add additional road cuts, and utilities are already available on Patterson Street. The commission approved the plat with findings of fact by voice vote, recorded as 7-0.
Boyer / 9301 Corner rezone (90 Third & Wicker): Developer Bruce Boyer presented a planned unit development (PUD) zoning request for the southeast corner of 90 Third and Wicker Avenue to allow a two-lot subdivision and a new two-story masonry bank with drive-up lanes. The commission found the PUD packet complete and recommended the rezone to the town council (motion to send a favorable recommendation passed). The associated primary plat was deferred to the August meeting and the public hearing on that primary plat was left open.
Rose Garden Addition Phase 3 final plat: Doug Redig and developer Mike Grama requested final plat approval for two lots in Rose Garden Addition Phase 3, Block 3; the commission recommended the town council accept a surety bond (listed as $14,625) to cover an outstanding streetlight that is on back order and other minor items. The commission—s motion recommended council acceptance of the surety and approved the final plat.
Preserve West Phase 2 final plat: Jack Slater of Shilling Development requested final plat approval for Preserve West Unit 2 (57 lots). Town engineering reported the plat is satisfactory but a final letter of acceptance is tied to calculating surety for outstanding items; the commission approved the final plat contingent on holding signatures on the mylars until construction and a letter of credit are ready.
Lambos request to publish: The commission approved placing the Lambos one-lot subdivision (9291 Cardell Drive) on the August public hearing agenda.
Votes on these items were recorded by voice as approved where noted; several items were approved with contingency language requiring town-council action (acceptance of surety) or final engineering sign-off before mylars are released.
