The Board of Adjustment on July 30 approved two variances that allow a property on Palm Island to replace an existing front‑yard accessory building with a detached three‑car garage containing an accessory dwelling unit.
Planning staff described the proposal as an improvement that reduces several nonconforming conditions: the home's current unit size will drop from 64.7% to 58.4%, and the new garage will be set back 20 feet from the front property line. Staff said the application would maintain an existing interior side setback of about 2.68 feet rather than require a conforming increase. "By changing the use from a guest house to a 3 car garage we deduct from the unit size and so their nonconforming unit size is actually reduced from 64.7% down to 58.4%," staff said during the presentation.
The applicant's architect, Brian Prabh (presentation on behalf of owner David Satcher), showed renderings and explained the accessory building currently sits close to the front property line and is visible from the street; the proposed structure would be set back 20 feet, increasing green space and improving drainage. He said the accessory structure's existing interior side setback is "just under 3 feet" and that landscaping largely screens the structure from neighbors.
Neighbors submitted letters of support that planning staff posted to the online agenda. The board discussed design and sightlines; one member who visited the site said the proposal will be a substantial upgrade to the property's curb appearance. No public opposition was raised at the meeting.
Motion and vote: Board member Mister Silvers moved to approve the two variances; Mister Krennick seconded. The board voted in favor; the application was approved.
