The Jefferson County Board of Zoning Adjustment on July 28 approved a variance allowing the recording of a subdivision that creates a 0.85-acre lot in A-1 agricultural zoning, where the zoning regulation requires a minimum 1-acre lot size. Staff explained the tract appears to have been improperly split from an adjacent parcel in the past and that the surrounding area contains smaller established lots, supporting the variance.
Staff presented county precedent, noting the board has granted similar variances in the past: out of 54 comparable cases, staff said 51 were approved and three denied. The proposed subdivision also includes dedication of right-of-way for drainage, utilities and road maintenance, steps staff said help address the lot-size deficiency.
A board member moved to approve case A250024 and another seconded; the board voted in favor and the chair announced the variance granted. Staff recommended approval, describing the lot shape and context as consistent with the established development pattern in the area.
