Council adopts ordinance to expand permitted uses in B-1, C-1 and B-5 zoning districts

The Glendale Common Council on Monday adopted an ordinance amending local zoning code provisions to allow general business offices with common accessory uses and light manufacturing (not exceeding 60% of gross floor area) as permitted uses in B-1 and C-1 zoning districts, and to allow a physical-activity studio as a permitted use in the B-5 district.
Mr. Warwick told the council the change originated from interest by a new business, Bernie's Book Bank, seeking to open in a B-1/C-1 district. The proposed zoning amendments had been considered by the Planning and Architecture Review Commission, which recommended approval.
By state statute the council held a public hearing; no members of the public spoke in favor or opposition. After closing the hearing, Alder Doherty moved to adopt the ordinance and Alder Bailey seconded. The council approved the ordinance by voice vote.
The ordinance also amends the zoning definitions to add a definition for "physical activity studio" consistent with the change to the B-5 district. Staff indicated the B-5 zoning area referenced is generally along Mill Road on the city's south side, while the Bernie's Book Bank location is in a B-1/C-1 business district.
The changes take effect as provided in municipal ordinance procedures; staff will update zoning maps and definitions in the official code and notify applicants and property owners of the updated permitted uses.
