The owner of 106 Locust Hill Avenue presented a plan June 10 to convert an existing superintendent office in the basement into a residential unit that requires two egress window wells. Luigi Landi, the project designer, said the wells will be concrete block with a 6‑inch projection above grade and a 42‑inch wrought‑iron guardrail with operable gate for emergency egress.
"Our window well will be built out of concrete block with the required guardrail on top," Landi said, describing 42‑inch fall protection with picket spacing consistent with code. The owner, Franco Murillo, said the building department had reviewed the location and determined a variance was not required despite proximity to the property line.
Board members had no further questions; staff will advise the applicant about scheduling the item for a future meeting.
