The Yonkers Planning Board reviewed a resubmission June 10 for a proposed 36‑unit multi‑family building at 105 Vineyard Avenue. Reviewers including the Fire and Engineering departments flagged outstanding issues that the applicant must address before the board can act.
A city reviewer read the Fire Department’s requirements into the record: "Aerial apparatus shall be a minimum of 15 feet and a maximum of 30 feet from the face of the structure and shall have an unobstructed width of 26 feet," and asked the applicant to show on plans whether on‑street parking must be eliminated to meet that clearance. The reviewer also noted that the utility room may not open directly onto an egress stair under New York State code and asked the team to show compliance without reducing the parking count.
In response, the project team said they will add the aerial apparatus dimensions to the plans and, if required, show parking to be eliminated on the opposite side of the street to achieve the 26‑foot width. The team also said it will add an alternate access to the utility room so it will not open directly to the egress stair, and that the proposed solar array "will not be above the roof" parapet as submitted to the board.
The applicant said the roof solar layout currently shows approximately 140 panels (90 in the rear array and 50 in the front) and that the goal is to offset common‑area electrical demand pending final review with the solar engineer. The board asked the applicant to provide revised drawings and additional detail on plantings and HVAC louvers and to coordinate with the Water Department on the required new 8‑inch water main extension. The matter was continued; no vote was taken.
