The Board of Zoning Adjustments of the City of Cadre on Tuesday tabled a variance application from Donald Gardner to allow construction of a single-family home at 729 Church Street NW, citing unresolved lot noncompliance. The board said accessory structures and a carport on the lot must be removed and the lot inspected before the board can act. The case seeks a 2,600-square-foot lot-size variance and a 10-foot lot-width variance from provisions identified in the application (Section 25-14(a)(4); Section 25-10.102(a); Section 25-10.102(f)). The board’s presiding official said the hearing could not move forward while the lot remained out of compliance and asked for a motion to table the case. Board members voted unanimously to table the matter. Board staff told the applicant he would not have to pay an additional $50 filing fee for the re-listing. Board staff and the applicant discussed timing: the applicant was told the lot should be brought into compliance by the 10th of next month for the case to be considered at the board’s regular meeting on the last Tuesday of that month. Donald Gardner, the applicant, said he is removing structures and provided photos and video; he told the board, “I’m working on it. It’s gonna happen.” The board recorded that the case was neither approved nor denied but tabled pending compliance and possible re-notification. Board action: a motion to table carried in a roll-call vote recorded as yes from Delaine Dean, Tom Holt, Flora Gonzalez, Chester Ayers, and Mark McCurry. The board directed the applicant to notify the building department when the lot is in compliance so the case can be scheduled for the next meeting. No other relief was granted, and no timelines beyond the suggested 10th-of-month compliance date were set.
