The Daytona Beach Board of Adjustment approved a variance to allow an affordable single‑family home on a shallow, city‑owned lot at 36 Lane Street (Parcel ID 53386320).
Staff said the parcel, acquired by the city through tax sale and located in the redevelopment midtown residential preservation district, is only about 50 feet deep and does not meet standard depth requirements. The variance reduces the front‑yard setback from 15 feet to 10 feet and the rear‑yard setback from 25 feet to 10 feet to permit construction of a 1,966‑square‑foot single‑family home that will be developed by HomeSpring Hope and then deeded to a future buyer.
Melissa Phillips, development staff presenting the item, said, "this is a city owned property that will be developed by HomeSpring Hope, which will then be deeded to HomeSpring Hope to then deed to their potential buyer." Phillips told the board the city acquired the lot through tax sale and described the parcel as "shallow" at about 50 feet deep.
Board members expressed support; no members of the public spoke against the project. The board approved the variance by unanimous roll call (Charles Cameron, Charlene Baru, John George and David Betts voting yes).
The variance was granted specifically to allow the reduced front and rear setbacks required to fit the proposed 1,966‑square‑foot home on the shallow lot. The approval noted the city ownership and the planned transfer to HomeSpring Hope but did not record additional conditions at the hearing.
