The variance reduces the required street‑side setback from 20 feet to about 16.9 feet, permitting construction of an approximately 40‑by‑60 foot house on the 60‑foot‑wide parcel, Parcel ID 522105000830.
Clay Tracy, a project representative who said he works with Matthew Stultz, told the board, "We're just looking for a setback reduction on this 1 corner lot to 16.9 feet instead of 20, just because it won't fit the product that we originally had planned to put there." Tracy said the request applies to a single lot, Lot 83, and that the encroachment would be on the street side of the property, not the side adjacent to an existing house. Board members asked whether similar variances would be needed elsewhere; Tracy replied it was only for this lot.
No members of the public spoke on the item. After brief questions the board moved to approve the request. The roll call recorded four yes votes: David Betts, John George, Charlene Baru and Charles Cameron; the motion carried.
The approval authorizes the reduced street‑side setback specifically described in the variance request; the board did not attach any additional conditions on construction sequencing or future alterations.
