The Board of Zoning Adjustments on July 17 approved a variance allowing the owner of 613 Hillside Avenue to rebuild the eastern portion of a nonconforming three‑unit residence with reduced setbacks.
The variance, requested by property owner Steve Turiaga, reduces the required front yard setback from 10 feet to 3 feet and the required interior side yard setback for parcels with less than 100 feet of frontage from 10 feet to 3 feet. The approval covers reconstruction of the eastern side of the triplex at 613 Hillside Avenue (Parcel ID 530940000040).
Turiaga told the board the triplex was built in 1938 and that he had begun a permitted renovation. He said the city later canceled the permit for a portion of the work, but that staff had told him they would not oppose a variance. "I respectfully request that you approve my variance considering the hardship that I had torn down the building and, and the situation where I'm in," Turiaga said.
Board members voted unanimously, 5–0, to approve the requested variance. The recorded yes votes were John George, Charles Cameron, Leon McCray, Patrick Connors and Chairman David Betts.
The approval allows the applicant to rebuild the portion of the structure that would otherwise encroach into the front and side setbacks. The board did not attach additional conditions beyond the variance approval; building permits and final inspections will remain subject to city permitting procedures.
The case was presented to the board as application BOA2025‑009 and will be processed through the city's permitting office now that the variance is approved.
