The variance package approved by the board included a front yard setback of roughly 3 to 3.5 feet in lieu of the 20‑foot minimum, northerly and southerly side setbacks of approximately 4.4 feet and 3.8 feet in lieu of 5 feet minimums, a rear yard setback of 5 feet in lieu of 20 feet minimum and 65% lot coverage in lieu of a 60% maximum. Board discussion noted the lot is 2,500 square feet (a substandard lot compared with a typical 3,500 square‑foot requirement) and that the coverage request derives from the owner seeking a few additional square feet of living area; the applicants told the board the coverage calculation applies to the structure itself.
A board member observed that while the overall lot‑coverage limit in the zone may be 60%, the structure‑only coverage cap is 45% and that the requested structure coverage would be about 46.4% on the undersized lot. The board nevertheless found the variance standards satisfied for this case and approved the request.
