Kelly Bennett told the board the parcel is in Residential C zoning and, because it is outside the town sewer district, one proposed house already has Board of Health approval while the second is awaiting approval pending an advanced septic system design. Bennett said the owner reviewed and agreed to the covenants and restrictions and that the homes were designed to meet setbacks.
Board members asked about landscaping species and compliance with Department of Environmental Conservation preferences; Bennett said the planting plan can be revised to use street trees and species acceptable to the DEC (Bennett said she would change the trees if the board and DEC request other species). Planning staff confirmed standard county filings and certificate of occupancy checks will follow.
No members of the public spoke on the Wyandanch application at the meeting. A procedural motion closed the informational hearing and the board noted required county and health approvals remain outstanding before final sign‑off.
The board voted to close the hearing; staff will follow up on DEC landscaping recommendations, Board of Health septic approvals and necessary county filings.
