Commission approves NextGen Soccer training facility at Trail Line Industrial Park

Crown Point, Ind. — The Crown Point Planning Commission voted July 28 to approve site development for a soccer training facility that will relocate NextGen Soccer to 1025 Trail Line Road in the Trail Line Industrial Park.
Planning staff told the commission the petitioner had obtained a special-use approval to allow a soccer/fitness facility in the I‑1 industrial zone and had received variances for rear and side yard setbacks, shared access and parking. Staff said engineering, fire, public works and utilities had reviewed the plans and recommended approval.
Representatives for the petitioner described façade and landscaping commitments to soften the industrial frontage and said bike racks and trash enclosures are included in the site plan. The petitioner also presented architectural renderings showing building facades the petitioner said were intended to “dress up the front” of the industrial lots to provide a buffer for nearby residences.
Commissioners asked about parking counts, placement of bike racks and the reciprocal access easement; staff and the petitioner said bike racks are positioned between buildings, trash enclosures are on the building sides, and the reciprocal easement had been reviewed and was ready to be recorded.
A motion to approve the petition subject to engineering staff comments and recordation of the reciprocal easement passed unanimously.
