Crown Point, Ind. — The Crown Point Planning Commission on July 28 approved a single-lot subdivision and site development that will allow a 7,500-square-foot professional office building at 106 East State Road 8.
The action, taken after a staff presentation and remarks from the petitioner, was approved subject to engineering comments, finalization of an access agreement for the existing curb cut and other routine conditions. Planning department staff recommended approval.
James Husker, the petitioner’s representative, told the commission the project is a single‑lot subdivision intended for a professional office with associated parking and a rear yard drive; he said the site will use an existing commercial curb cut and that “none of those comments substantially affect the plat.” He said sidewalk installation along U.S. 231 is included in the site plan and that required utility permits have been obtained.
Planning staff stated the proposal meets the city’s minimum parking requirements for professional office use and has been reviewed by streets, utilities, engineering and the fire department; notices to adjoining property owners were sent and newspaper notice was published. Staff said no letters of opposition were received.
Commission members asked about the existing curb cut and whether it met commercial standards; staff confirmed the curb cut is already constructed to commercial standards and that no additional access points were planned. The commission opened the public hearing; no members of the public spoke on the item.
Commissioner Gerald moved approval of the petition “subject to engineering comments and the agreement providing access to the curb cut,” and the motion carried unanimously with all board members voting yes.
The approval clears the petitioner to proceed with final plat preparations, subject to the usual plan‑review and mylar‑signing steps required by city engineering.
