Planning staff tabled the large‑scale development (LSD20250) for property at 2980 North College after concluding a Board of Adjustment hearing would be needed before forwarding the project to planning commission.
Jason Young, representing GaviSmith Civil Engineering, stated the applicant was present. Donna, the planner, said the application requires at least a Board of Adjustment variance and that, without the BOA application scheduled to be heard before planning commission, the file could not be forwarded. "At this point, we just got a board of adjustments application. And today, the BOA variance wouldn't be heard before the planning commission," Donna said.
Engineering indicated it could move the file forward pending typical technical corrections and offered comments to the applicant. Engineering recommended relocating the transit stop north to the adjacent drive, showing a 26‑foot concrete platform and shelter pad (not the shelter itself), verifying easements for existing water mains, and providing a drainage letter with pre‑ and post‑development peak flows and boundaries to ensure runoff routing is correct. Forestry and fire provided standard tree preservation and hydrant/aerial‑reach comments.
Staff advised the applicant to submit the BOA application and provide clearer civil and elevation details (roof lines, how facades and pedestrian elements meet nonresidential design standards). The project remains tabled administratively until the BOA schedule and related clarifications are resolved.
