The Planning Commission approved a Planned Unit Development (PUD) amendment allowing Extra Space Storage to add a roughly 48,000-square-foot self-storage building at an existing commercial pod on Charlotte Pike. The owner, Extra Space Storage, said the facility operates at high occupancy in the area and the additional units respond to demand.
Planning staff recommended approval with a substitute ordinance to reflect parking, stormwater and circulation updates. The applicant met with adjacent property owners after an opposition letter was submitted before the June hearing and implemented several changes to the plan: increased parking capacity across the pod (an increase of about 48% in total spots on site), a truck-maneuver exhibit to show delivery and service circulation, a stormwater maintenance commitment and a lighting plan to replace or repair light poles and bases. The applicant also agreed to repave and restripe the shared entry drive and to coordinate signage repair with neighboring owners.
Adjacent tenants and owners raised concerns at the commission hearing about construction vibration (excavation in limestone bedrock), dust, and the loss of customer visibility for tenants near the new building. The applicant said blasting is not planned, that stone excavation would be by hydraulic hammers if needed, that dust and vibration controls would follow Metro requirements and that the shared-parking agreement and striping would provide additional spaces from the build-out.
After discussion commissioners approved the substitute amendment to the PUD; the matter now advances to Metro Council for final action.
