Commission approves Stonegate Phase 3 final plat for four lots

The Planning Commission approved the final plat for Stonegate Phase 3, a four-lot single-family subdivision.
Lee Adcock of Saint John Engineering represented the applicant and described the 1.64-acre, R-2 medium-low-density subdivision. Staff said the final plat is consistent with the previously approved concept plan and the February 2024 preliminary plat and that as-built materials submitted in May had been accepted. Staff recommended approval with no conditions.
A motion to approve the final plat passed by roll-call vote; the record shows affirmative votes from Mayor Carroll, Commissioner Gilroy, Chairman Landers, Commissioner McGee, Council member Blevins, Commissioner Tyler and Commissioner Wilbourn.
The approval records the dedication of a 50-foot public right-of-way as an extension of Stepping Stone Drive and includes a gas easement noted on the plat. Staff said the easement labeling appeared large but that the submitted drawings identify it as a gas easement.
The decision approves the final plat; construction of private improvements will require separate permits and inspections.
