The Crown Point City Planning Commission approved petition 25-14, the secondary subdivision plat for Willows Phase 3, clearing the way for a mix of single-family lots and townhome buildings south of 120 Ninth Avenue.
Jeff Yotsko of Oltoff Homes, representing Prairie Development LLC, told the commission Willows Phase 3 will include 27 single-family lots and 10 townhome buildings and will add a second entrance at Delaware and 120 Ninth Avenue. He also said engineering had approved the required bonds and that he would provide those amounts this week.
Planning staff confirmed the primary plat was approved on 09/13/2022 and the final planned-unit development (PUD) was approved on 04/14/2023. Staff reported that the phase would be reviewed and approved by Engineering, Fire, Planning, Streets and Utilities, and that no letters of objection had been received. The staff recommendation was approval.
Commissioners asked whether an outlot included a detention pond; staff and the petitioner said the pond is located in Phase 2 and the outlots in Phase 3 are open-space / amenity areas without ponds. After brief discussion commissioners described the petition as routine and a motion to approve carried on a roll-call vote with all members present voting in favor.
The approval allows the petitioner to proceed with Phase 3 subject to executing bonds and meeting standard staff comments and submittals for recording and construction.
