The Crown Point City Planning Commission approved petition 25-23, a primary plat to subdivide Lot 2 in the Feather Rock subdivision at 700 West Burrell Drive into two parcels, one planned for a Briggs Insurance Agency office and a second parcel held for future development.
Owner Tim Bridal told the commission the plan divides roughly three acres into a 1.78‑acre lot for the proposed office and a 1.6‑acre lot to be retained for later development. He said the intended new office would be about 5,000 square feet with the owner occupying roughly 3,300 square feet and a 1,700 square‑foot tenant space appropriate for a lawyer or accountant.
Commission discussion focused on a sidewalk requirement that would run along Burrell Drive and whether the sidewalk would cross wetland or culvert areas. Staff and commissioners noted the subdivider must satisfy the subdivision covenants that require sidewalks along streets in the office park; if environmental or Army Corps permits are needed, those issues will be addressed in site development review.
The commission approved the primary plat by roll call, 7-0. Site review and final engineering will address grading, wetland impacts and the sidewalk alignment before building permits are issued.
