Crown Point City Council on Monday adopted an ordinance rezoning 1525 West 90th Avenue from B-2 business to R-3 residential, clearing the way for a six-unit townhome development proposed by Windermere Townhomes LLC.
James Hoss, representing the petitioner as part of the DVG team, told the council the rezone is the second of two land-use steps following a previously approved use variance to permit a townhome use on the parcel. “This is part 2 of 2 steps, to fully allow, a 6 unit townhome on this property,” Hoss said.
Planning staff reported the Board of Zoning Appeals recommended the special use 3–0 and the Plan Commission recommended the rezone 7–0. Staff said the comprehensive plan shows the site for commercial or office use but that surrounding parcels are residential in multiple directions.
Council suspended its usual rules to consider the matter at the same meeting and then adopted the ordinance. No letters of objection were reported to planning staff at the time of the hearing. Site-plan review and permitting remain future steps before construction can begin.
What happens next: with the zoning change adopted, the petitioner must complete site-plan submittals and obtain building permits and other applicable approvals before starting construction.
