Sam Thomas, Development Coordination, presented REZ‑25‑52, a planned development rezoning request for 2801 North Tampa Street to allow a mix of units oriented to West Warren and North Tampa Street. Planning staff (Danny Collins) told council the site sits within the Tampa Heights Urban Village and a Residential‑20 future land use designation and is close to commercial services and transit, and that the proposed single‑family attached units support infill goals.
The applicant’s representative (Steve Michelini) said proposed garages would be 22 by 22 feet and that proposed on‑site green space exceeds the minimum; applicant said circulation is internal and visitor parking is provided, with vehicular access from East Gladys Street. Development Coordination noted the project will place Type‑1 shade trees where overhead utilities do not conflict and listed the maximum building height at 35 feet (three stories). Planning staff found the request consistent with the comprehensive plan and recommended approval.
Council voted unanimously to approve first reading with second reading and adoption set for Aug. 28. Staff said a revision sheet will be completed between first and second readings as needed.
