Board approves 30-foot road dedication on Morrison for one‑lot subdivision

The Muncie Board of Public Works and Safety approved Jan. 8 a 30-foot road right-of-way dedication on Morrison Avenue to support a one-lot subdivision.
Kathy, representing Ashton Land Surveyors, told the board the 1.85-acre parcel was annexed to the city several years ago and lies on the west side of Morrison, just south of Heron Point and across from Copperfield Commons. She said the dedication of 30 feet of right-of-way along Morrison is needed for the plat and that the developer is pursuing a one-lot subdivision.
"This property is in the city of Muncie, and what we're doing is dedicating 30 feet of road right away for a plat of a subdivision," Kathy said. She added that, because the parcel is 1.85 acres, the applicant cannot divide it into smaller parcels under a statutory limit unless it is processed through the planning process.
A board member moved and seconded approval of the road dedication; the motion carried on a voice vote.
The board did not attach conditions beyond the dedication language read into the record. The surveyor said the area will later be platted consistent with city planning requirements and the existing annexation status.
