The Decatur Planning Commission on July 21 reviewed site plan 711-25, a 39.62-acre proposal in an M-2 general industry zone at 1455 Red Hat Road to add an addition to an existing industrial building. Planning staff said the applicant resubmitted the plan and resolved prior conditions, and the item moved forward without additional conditions.
Tommy Williams, planner with the City of Decatur planning department, identified the applicant as Big D Construction and the landowner as OCI Alabama LLC and described the proposed land use as industrial. Williams noted that any relocation of utilities would be at the owner's expense and must take place before construction.
A member of the public asked whether the fire department had coordinated on the project and whether personnel would be made aware of hazardous materials on site. The commenter asked specifically whether the fire department "is okay with 50,000 square feet of oxy pre carbonate, which is a very hazardous and flammable material being put into that building." Williams responded that the fire department "is part of our development team" and is included in the review process.
When asked whether previously listed conditions had been removed, Williams said the applicant resubmitted the plan and that "all the conditions were made." No further conditions were listed on the staff presentation. Planning staff recorded that drainage, engineering and utility relocation requirements would apply as standard points of information for any industrial expansion.
The commission did not record extended debate on the item in the public transcript. Next steps noted in staff comments: construction may not begin until required engineering approvals and any utility relocations are completed.
