EDA agrees to sell vacant parcel to Auto Pros for 3,000-square-foot expansion

EDA agrees to sell vacant parcel to Auto Pros for 3,000-square-foot expansion At its July 21 meeting the Chaska Economic Development Authority authorized an LOI to sell a vacant EDA-owned parcel directly south of the existing Auto Pros location (1595 Old Audubon Road) to the business so Auto Pros can expand operations. The LOI matters because it would return an idle EDA-owned remnant parcel to the tax rolls, support retention and expansion of a long-standing local business and add jobs in Chaska. Staff told the EDA the site is just under half an acre, was originally acquired during the downtown levy and diversion-channel project, and had remained unsold as a remnant parcel since the late 1990s. Julie (city staff) explained Auto Pros proposes a roughly 3,000-square-foot addition that would add four new service bays, a new lobby and between seven and eight new jobs. The negotiated LOI sale price is $35,000, but the purchase was presented as contingent on the developer obtaining final planning approvals and dedicating an enlarged easement for a large sewer line that runs along the west side of the parcel. Staff is working to finalize the necessary easement adjustments before closing; the sale would not close until after the final site and building plan approvals are in place and required easements are dedicated. Auto Pros representative Brandon spoke briefly and said the company intends to continue investing locally; he described his family’s multi-generation ties to the business and interest in sponsoring community events. EDA commissioners expressed support for keeping the business in Chaska and moving a vacant EDA lot back onto the tax rolls. Commissioner Hatfield moved to authorize the EDA executive director to sign the LOI with Auto Pros for the sale of 1595 Old Audubon Road; Commissioner Benesch seconded. The motion passed by voice vote and the EDA directed staff to negotiate a purchase agreement consistent with the LOI terms and return the agreement to the EDA for approval prior to closing.
