Town of Babylon Rental Review Board approves permits and issues repair orders, sets multiple extensions

The Town of Babylon Rental Review Board approved multiple rental permits and required remedial work or documentation for several properties at its February 2025 meeting. Where deficiencies were noted, the board either approved permits conditional on follow-up or extended the hearing to give owners time to correct violations.
Board members identified property-specific corrections to be completed before permits would be issued or to be verified by inspection. Examples recorded in the meeting record include:
- 6 Clinton Place (West Babylon): The board extended the hearing to Sept. 24 and asked the owner to remove a commercial vehicle, repair a stoop (loose bricks), drain a green-colored pool, remove debris and power-wash the house and fence. The motion to extend was made by Board member Maria Idisi and seconded by Janina Martinez.
- 1285 America Avenue (West Babylon): The owner was directed to remove or replace a front metal cyclone fence, repair raised sidewalk slabs and clean front gutters; the board extended the matter to Sept. 24 for the owner to correct issues.
- 410 Atlantic Street (Copiague): The board instructed the owner to remove debris, paint trim around the garage and replace a cracked/patched driveway; the board extended the matter to Sept. 24 and asked the owner to notify the rental office when repairs were complete so an inspector could verify them.
- Multiple other properties were approved without conditions after applicants swore in and the board confirmed compliance with the town’s terms and conditions. Examples of approved properties include 215 Campagnoli Avenue, 128 West 23rd Street (Deer Park), 104 Herzl Boulevard (West Babylon) and 45 Winter Avenue (Wheatley Heights), among others listed on the agenda.
In each case where the board set an extension, it also advised owners that earlier completion of repairs and submission of photographs could prompt an earlier inspection and permit issuance. For extended matters the board recorded that staff would send or accept photographs and re-inspect the property on request.
No new town ordinance or policy was adopted at the meeting; actions were case-specific administrative decisions to approve permits, require repairs, or extend hearings to allow compliance.
