The Harbor Management Commission on July 22 recommended that the coastal area management referral for 36 Shorefront Park be found consistent with the harbor plan after the project engineer described a site design that reduces impervious coverage and emphasizes infiltration. Attorney Liz Suchy introduced the owner and project team. Civil engineer Andy Simolettis of LandTech said the vacant 6,500‑square‑foot lot previously had a home that was demolished in 2022–23; the proposed new single‑family dwelling would place the first occupiable floor above the local VE zone elevation (finished floor elevation ~18) and would include porous asphalt for the driveway, open‑joint walkways and perforated pipe infiltration under the driveway to promote on‑site infiltration. The plan reduces impervious area from roughly 2,900 square feet existing to about 2,200 square feet proposed, Simolettis said, and includes temporary erosion and sediment controls during construction. Commissioners moved and seconded a recommendation that the application is consistent with the harbor plan, conditioned on the usual best management practices during construction.
