The board granted conditional approval July 21 subject to final plan review by the Surveyor’s Office and Burke Engineering.
Staff said the project includes two detention basins to collect runoff and provide post‑construction treatment before discharge to the open regulated drain. Early design included a wet pond that drained into a dry pond; the Surveyor’s Office and steering committee raised concerns about that arrangement because of potential mosquito and saturation issues near homes. The developer revised the design—changing the pond configuration—and staff said they had worked with the developer to reach an approvable plan.
The board approved the subdivision subject to final plan cleanup and surveyor signoff. Staff said they spent extra review time on this project and emphasized the county may consider ordinance guidance on wet‑versus‑dry pond design in future code updates.
