The Montgomery Historic Preservation Commission approved reconstruction of a 25‑by‑25 garage at 832 Cloverdale Road on Oct. 5, but staff advised the applicant that a setback variance will be required and will be heard at a future meeting.
Property owner Vincent Ledlow described a collapsed 20‑by‑20 garage that he began rebuilding; the proposed structure will be 25 by 25 with the same 6/12 roof pitch, brown architectural shingles, exposed rafter tails and similar siding to the house. Ledlow said he aims to restore the original building’s look while expanding its footprint slightly and repairing rot and structural damage.
Neighbors and the Oak Cloverdale Association voiced support: Joseph Curtis and Robert E. Stewart both spoke in favor, and the Oak Cloverdale Association representative said it had no objection. Staff noted a map in the file shows the garage footprint on or very near the eastern property boundary, and that zoning requires a minimum five‑foot setback. Staff said a variance application could not meet legal‑notice timing for this meeting and the applicant will return next month for the variance hearing.
The commission moved and seconded a motion to approve the rebuild as submitted; the motion passed. Staff will process a variance application for the setback requirement and the applicant and staff will return to the commission for that separate approval.
