Committee backs rezoning east of South Greeley Highway to Business Park

The Public Services Committee on Thursday recommended approval on second reading of a rezoning that would change the zoning classification for property east of South Greeley Highway and north of Chalk Bluff Road from HI (Heavy Industrial) and AG (Agricultural) to BP (Business Park).
Charles Bloom, plan development director, said the request followed a recent annexation and that the Business Park zone would support expansion of industrial development while providing a lower-intensity classification than heavy industrial. Bloom characterized the change from HI to BP as a "step down" in intensity and noted adjacent agricultural property owners had been notified. On questions about noise, Bloom and other staff clarified that decibel requirements at the property line do not change with the zone district; the range of allowed uses would differ.
Trey Rennie of AVI Engineering, agent for the applicant, was present for questions. No public comment was offered at the committee meeting. The motion to approve on second reading was moved by Doctor Remond and seconded by Councilman White; the committee voted unanimously and will forward the rezoning to the full City Council for final action.
