City staff supports rezoning near I-80 for proposed data center development

The Cheyenne Public Services Committee on Thursday recommended approval on second reading of a zoning change for property at the southwest corner of Round Top Road and Interstate 80, moving the classification from LI (Light Industrial) to BP (Business Park). The site was recently annexed as part of a larger project and is proposed for development that includes a data center.
Plan Development Director Charles Bloom told the committee the parcel was annexed with an industrial county zoning and the applicant requested Business Park to gain greater flexibility in landscaping and site design. Bloom said staff supports the rezoning. Trey Rennie of AVI Engineering, agent for the applicant, attended the meeting and said he was available to answer questions.
Councilmember Doctor Aldridge asked whether the change would alter allowable decibel levels. Bloom replied that noise requirements do not differ by zone district and all districts must meet the same property-line noise limits; the zoning change affects allowed uses and site design rather than noise standards.
The motion to approve the rezoning on second reading was moved by Doctor Emmons and seconded by Doctor Aldridge; the committee voted unanimously and will forward the item to the full City Council for final consideration.
