Committee flags tourism and seasonal-home purchases as factors in Ashland County housing shortage

Committee members said the comprehensive-plan update should examine whether tourism and out‑of‑county seasonal buyers are reducing the supply of year-round housing and what that means for employers and schools.

Committee member Gary (surname variations in transcript) said the last plan described tourism as the fastest-growing industry, and he questioned how the county supports residents if housing is increasingly purchased for seasonal use. “What I'm seeing in the southern part of the county is every home that's up for sale, there's a 50% chance that those homes are being bought up by somebody from outside the county who does not live here year round,” Gary said. He added that many houses for sale now are not lived in year-round and linked that to worker shortages and school support concerns.

Gary asked the committee to examine previous land-use projections that estimated more than 85% of future growth would occur in unincorporated areas; he suggested reviewing whether that projection still fits current market behavior.
