Council approves rezoning of former armory site at 720 Museum Drive for boutique hotel in Spring Hill plan

The Mobile City Council on July 22 approved rezoning of property at 720 Museum Drive (the former armory site) from R-1 to B-2 to allow a small, boutique hotel as part of the Village of Spring Hill master plan.
Linda St. John, representing the Village of Spring Hill board, told the council the developer has worked for two years with neighborhood stakeholders and engineered traffic plans to direct driveway access to Spring Hill Avenue and Museum Drive. “The developer has worked in good faith with our board through several other projects in the village,” she said.
Councilmember Gregory said the B-2 zoning is a lower-intensity choice than B-3 and is appropriate next to the Spring Hill Swim Club, the fire station and nearby retail. “Proposing a B2 zoning designation on this, which, as you've heard, is a less intense designation, I think is appropriate,” Gregory said.
Councilmembers voted to move the ordinance and adopted it after discussion. The council noted the developer agreed to conform the design to the Village of Spring Hill overlay standards and to collaborate on improvements to North MacGregor Avenue to accommodate vehicle and pedestrian traffic.
The rezoning clears a regulatory step for the project; final site plans and any required permitting or design approvals will proceed through the city planning office under the Village of Spring Hill overlay rules.
