The Elkhart Redevelopment Commission on July 8 approved extending the renovation contract for 142 State Street to Dec. 31, 2025, at the request of the property purchaser.
Mary Casca, assistant director of community development, said 142 State had been sold last summer under the Neighborhood Stabilization Program and that the buyer, identified as Mr. Jones, has been renovating the property. Casca said interior work is about 80% complete and exterior work roughly 30% complete. She told the commission a window-material dispute with the Historic Preservation Commission had slowed exterior progress; the windows purchased match the correct dimensions but not the material the historic commission prefers.
Casca said there is an indication the Historic Preservation Commission may change district requirements, which could make the existing windows acceptable. She also said the owner plans to preserve the main front window because “Eric felt like that was, really helped make the nature of the… front of the home.”
Commissioners voted to extend the renovation deadline to Dec. 31, 2025. The extension allows the owner additional time to complete remaining exterior work and to resolve any outstanding issues with historic‑district requirements. The extension was approved by voice vote; ayes were recorded with no recorded opposition.
The extension does not change the sale; it adjusts the deadline for completing renovations under the existing contract and leaves oversight and any historic‑commission approvals to the applicable bodies.
