Commission recommends approval of amended plat to create bank parcel at Panhandle Cooperative subdivision

The Planning Commission voted to recommend that the City Council approve an amended plat of Lots 1 and 2, Block 1, Panhandle Cooperative Subdivision, affecting property commonly identified as 401 South Beltline Highway and 710 Avenue B. Staff said the amendment splits off the area for Platte Valley Bank from the Main Street Market property so the bank may buy the lot rather than continue to lease it.
City staff said two existing driveways — one north of the bank and one to the south — will be designated as utility or access easements, with the north driveway to be owned by the bank and the south driveway to remain with the cooperative. Staff also noted that the plat originally included with the packet did not fully enclose the entire property; a revised plat has been submitted and will be forwarded to the City Council.
During the public hearing staff recommended a positive recommendation to City Council and no members of the public spoke on the item. Commissioners moved, seconded and carried a motion recommending approval to the City Council by roll call. Staff indicated the matter will next appear before the City Council for final action.
The discussion did not include parcel-specific development permits, financing details, or a timetable for closing; staff described the change as a lot split to enable sale, not as approval of new construction. The commission closed the public hearing and approved forwarding the corrected plat to the City Council.
