The Planning Commission approved a preliminary and final plat to create Block 1, Allen’s Landmark, at 1902 West Overland to allow construction of a shop for a tree care and landscaping business. Planning staff told commissioners that the owner, Travis, intends to build a shop for tree removal and landscaping on the newly platted lot.
Staff said the property is currently unplatted, which prevents issuance of a building permit, and that the plat will create a single lot with access from West Overland and South Belt Line. The surveyor confirmed the Nevada Department of Transportation (NDOT) has a permit for the driveway on the South Belt Line because that roadway is a state highway. The plat will dedicate two utility easements: a five-foot utility easement along the east property line and a 10-foot easement on the west side to cover existing gas and telecom lines.
Staff also noted the parcel lies in the floodplain; the city treats the lot as unplatted for subdivision and tax purposes, and C-3 zoning means there is no minimum lot size but the lot meets the minimum 20-foot frontage on a public street. After the public hearing produced no speakers, a motion to approve the preliminary and final plat carried on roll call.
The commission’s approval clears the way for the applicant to seek building permits once required administrative conditions and any floodplain requirements are satisfied.
