Planning commission approves special-use permit for auto sales at 1914 E. 20th St.

The City Planning Commission voted to approve a special-use permit allowing auto sales and service at 1914 East 20th Street. Planning staff recommended approval, saying the use “will bring a former legal nonconforming use into conformance.”

The permit was requested for the property owned by Arthur Smith, who intends to operate auto sales and service at the existing site, according to the staff presentation. Planning staff told commissioners the parcel is zoned C-2, where auto sales and service require a special-use permit; the use had previously operated under a different zoning classification.

The staff report said the request aligns with the comprehensive plan, is consistent with surrounding zoning and would not be injurious to neighboring uses or create special hazards. No members of the public spoke during the hearing. A commissioner moved to approve; the motion was seconded and passed on roll call.

The approval restores a prior lawful commercial use on the property and brings the site into conformance with current code. No conditions or limits on hours, number of vehicles, or other operational restrictions were stated in the staff presentation or the motion.

The commission’s action was recorded by roll call; commissioners voting in favor were recorded on the public record. The permit will become effective per the commission’s standard implementation procedures pending any required administrative follow-up.
