The city’s zoning ordinance requires one parking space per 1,000 square feet for data centers; based on the applicant’s stated operations, staff said the project’s peak parking demand was 48 spaces while the ordinance would have required 363 spaces. The applicant requested a 20% reduction from the commission; the applicant also proposed a stormwater conservation area that qualifies the plan for an additional 10% parking credit under the ordinance, for a total 30% reduction in required parking.
Staff and engineering reviewed the applicant’s parking memo and recommended approval; commissioners asked clarifying questions about the proposed project, and staff noted their experience with other data-center projects that generally demand far less parking and have more limited trip generation than retail or office uses.
The Planning and Zoning Commission approved the requested reduction 8–0. Staff will continue permit and site-plan review in coordination with engineering and the applicant.
