Planning commission OKs 20% parking reduction for Coit Road auto repair expansion

Plano — The Planning and Zoning Commission on July 21 unanimously approved a requested 20% parking reduction for a major vehicle repair site on Coit Road, permitting the applicant to expand the building while providing 73 parking spaces instead of the 91 usually required by city code.
City planner Destiny Woods told commissioners the applicant’s parking study found a peak-hour demand of 62 spaces for the expanded facility, and the city’s engineering division reviewed and accepted the study’s methodology. Under a provision in the zoning ordinance the commission may grant up to a 20% reduction for certain uses; staff recommended approval after the engineering review.
The applicant, represented by engineer Jamie Gallagher, confirmed the business is closed on weekends and described the firm’s historic parking usage, saying vehicles are normally kept inside the building and that outdoor parking is limited to immobile or towed vehicles. "We pull all the vehicles inside the building to protect the clients' vehicles," Gallagher said.
Commissioners asked whether there was nearby space for overflow parking and whether the fire department was satisfied with the proposed fire-lane arrangements. Staff said overflow parking was not anticipated, that the site is bounded to the south by railroad tracks, and that the fire department had reviewed and signed off on the plan.
The commission voted 8–0 to approve the 20% reduction and the related preliminary site plan, with commissioners praising the applicant for expanding in Plano.
